Fitting a mattress cleaning into a Lincoln guest turnover
Book the cleaning for the first weekday after checkout and leave the bed unmade until it's dry to the touch; we run a moisture check after the job. NOAA's normals for Lincoln put July's average dew point near 65°F and October's near 40°F, so summer turnovers need more margin.
Host checklist
- Have your emergency contact, who must be able to reach the property within 45 minutes, strip the bed at checkout.
- From June through August, when Lincoln's average dew point sits in the 60s, leave more room between checkout and the next guest; the bed stays unmade until it is dry to the touch.
- Count sleeping areas against the city's cap of two guests each, up to 12.
How does checkout to check-in work?
Lincoln's license application asks every host for an emergency contact who can reach the property within 45 minutes, which makes that person the obvious one to strip the bed and open the bedroom when a guest leaves. We clean on weekdays, so after a Sunday checkout the visit is Monday, with a moisture check after the job, and the bed stays unmade until it is dry to the touch before the next guest.
Airbnb's preparation time setting offers none, one or two nights before and after each reservation, and its help text gives a 48-hour window between guests as an example. By our reading, two nights after a Sunday checkout blocks Monday night, which leaves room for the bed to stay unmade until it is dry to the touch.
How does Lincoln's air change month by month?
NOAA's 1991 to 2020 hourly normals for Lincoln Municipal Airport put the average dew point near 65°F in July and 64°F in August, down to about 54°F in September, 40°F in October and 29°F in November. A July turnover deserves the two-night setting and a fan in the room; an October or November one has more margin.
How do beds, guests and the cleaning fee add up?
The city caps a short-term rental at two guests per sleeping area, up to 12, and counts only rooms with an egress window as sleeping areas. A listing at the cap has six sleeping areas to turn over. Lincoln's tax FAQ says the 4% occupation tax covers the rental rate plus any charges subject to Nebraska's lodging tax, and Airbnb's Nebraska tax page says it figures lodging tax on the listing price including cleaning fees; the City Treasurer, (402) 441-7457, can confirm how that applies to your listing, and our pricing page lists what several beds cost in one visit.

- How the airport's air compares with your bedroom's. NOAA's normals come from Lincoln Municipal Airport, and a closed room can differ.

How long does the mattress need before the next guest?
Until it's dry to the touch, confirmed by the moisture check after the job. It depends on the mattress, the room and the air, and NOAA's normals show Lincoln's July air holding far more moisture than its October air.
Is the cleaning fee I charge guests taxed in Lincoln?
The city's tax FAQ says the 4% occupation tax applies to the rental rate and any charges subject to Nebraska's lodging tax, and Airbnb's Nebraska tax page says the lodging tax it collects is figured on the listing price including cleaning fees. The FAQ also says Airbnb and VRBO don't collect the city tax; the Treasurer's line is (402) 441-7457.
Who strips the bed if I live out of town?
Lincoln's license application already asks for an emergency contact who can reach the property within 45 minutes, the natural person to strip the bed and open the bedroom at checkout.
