UNL residence halls vs off-campus apartments: who owns the mattress?
UNL residence hall mattresses belong to University Housing, so we do not clean them. Damage goes through Fix-It at move-out. Off-campus apartments and houses are where students and parents book: $249 for the first mattress, any size. Book before furniture arrives, and leave the bed unmade until it is dry to the touch.

Who owns a UNL residence hall mattress?
University Housing. Halls provide an extra-long twin bed and mattress in traditional rooms (36 by 80 inches on most City Campus halls; Kauffman beds are 36 by 75). Students bring a pad, washable bedding and, if they want one, an encasement. We do not schedule cleanings inside UNL residence halls.
Who owns an off-campus apartment mattress?
Whoever furnished the unit. That may be the student, a parent or the building. Those are the beds we clean. See mattress cleaning for UNL student apartments for what a furnished off-campus visit covers.
When should an off-campus cleaning be booked?
Before furniture arrives, while the room is empty. In 2026 the busy week was the days before UNL's August 16 to 19 move-in. The bed stays unmade until it is dry to the touch; we run a moisture check after the job. Check the care label and warranty terms before you book.
What do we not do in either setting?
We are not pest control. If you find signs of bed bugs, get them identified by Nebraska Extension in Lancaster County first. Method and science live in the Sleep Sanitation Knowledge Center; this page is about who books and when.
What we don't know
- Your off-campus building's move-in date. It is not set by UNL.
- Whether a furnished apartment's bed is staying or going. Ask before you book.
Questions from students and parents
Can you clean a mattress in a UNL residence hall?
No. Hall beds are University Housing property. We clean mattresses in off-campus apartments and houses only.
Who books an off-campus cleaning?
Usually a parent or the student who controls the apartment. Call or text (402) 512-5658 with the address, how many beds and the move-in date.
What does the first mattress cost?
$249, any size, with normal stains, pet odor and ordinary urine accidents included. Each additional full, queen or king mattress in the same visit is $199; each additional kids bed (twin/full) is $149.
